How much to charge for house cleaning (2026)

In the US, a standard clean of a 3-bedroom, 2-bathroom home usually costs the customer $135 to $200, and a deep clean $180 to $280. In Canada, cleaning companies charge about CA$35 to $65 per cleaner per hour. Here's how to set a price that pays your cleaners, your costs and you.

How cleaning businesses price it

  • A flat price by bedrooms and bathrooms: the most common for regular customers, because they know the price ahead.
  • By the hour, per cleaner: about $25 to $75 an hour in the US.
  • By the square foot: about $0.10 to $0.17 for a regular clean and $0.11 to $0.30 for a deep clean. Common for move-outs.
  • Deep cleans often cost up to double a standard clean.
  • Regulars pay less than one-time customers. One-time cleans run about $174 to $256, against $160 to $220 for a clean every two weeks.

Work out your own price

Every price has three parts: your cleaners' time, what the business costs to run, and your profit. Here's a standard clean of a 3-bedroom, 2-bathroom home: two cleaners, an hour and a half on site, and 20 minutes' drive each. That's about 3 hours 40 minutes of paid time.

  • Labour: house cleaners earn a median of $17.07 an hour in the US. Payroll taxes and benefits add about 30%, so call it $22.20 an hour. 3 hours 40 minutes is $81.40.
  • Running costs: cars, supplies, insurance, phone and software. Say they're $18,000 a year, and your cleaners bill 1,600 hours a year: about $11.25 an hour, so $41.30 for this clean.
  • Break-even: $122.70. Add 20% profit: about $147.

So that's roughly a $150 clean. A recurring customer every two weeks might get it for $140, and a one-time customer pays more, because the first clean always takes longer. Put in your own numbers with our hourly rate calculator.

What pushes the price up or down

  • The size of the home, and how long since it was last cleaned.
  • Pets: hair takes longer.
  • One-time or recurring: regular homes stay cleaner, so each visit is quicker.
  • Same-day or last-minute requests.
  • Where you are: in Canada, Toronto and Vancouver run CA$85 to $125 an hour per visit, and Halifax, Winnipeg and Regina CA$65 to $90.

Add-ons worth offering

  • Inside the fridge: $12 to $50. Inside the oven: $15 to $35.
  • Inside windows: $4 to $7 each. Laundry: $5 to $20 a load. Changing beds: about $10.
  • Fees to think about: pets, travel outside your area, late cancellations and holidays.

In Canada

  • House cleaners earn a median of CA$19.74 an hour (Alberta $18.20, BC $20.00, Ontario $19.00).
  • Add CPP, EI, vacation pay and workers' compensation to the wage before you do the sum.
  • Deep cleans run about CA$270 to $410, and move-out cleans CA$260 to $450.
  • Canadian janitorial businesses averaged a 21.5% net profit in 2024.

Put it on a quote

Offer three options:

  • Good: a standard clean.
  • Better: a standard clean, plus inside the fridge and oven.
  • Best: a deep clean first, then a standard clean every two weeks.
