How much to charge for pressure washing (2026)
In the US, a house wash usually costs the customer $170 to $360 (most pay about $265), and a driveway $100 to $260. In Canada, a one-story house runs about CA$250 to $350 and a two-story CA$350 to $550. Here's how to find the least you can charge, and how much room the going rate gives you.
How pressure washing businesses price it
- By the square foot: the most common. Ranges you'll see:
- House siding: about $0.15 to $0.50.
- Driveways: $0.10 to $0.40.
- Decks: $0.30 to $0.80.
- Roofs: $0.40 to $1.00.
- Flat by job: a house at $200 to $600 or more per story, a driveway at $150 to $350 or more.
- By the hour: about $50 to $160.
- A minimum charge: commonly $150 to $400, so small jobs still pay for the setup.

Work out your own price
Here's a two-story house wash, about 2,000 square feet of siding, done by one technician: 2 hours 30 minutes washing, 30 minutes setting up and packing up, and 20 minutes' drive. That's 3 hours 20 minutes.
- Labor: there's no official pay figure for pressure washers. Building cleaning workers earn a median of $21.17 an hour in the US, and payroll taxes and benefits add about 30%, so call it $27.50. 3 hours 20 minutes is $91.70.
- Running costs: truck, pressure washer, surface cleaner, chemicals, fuel and insurance. Say they're $25,000 a year over a season of 1,000 billable hours: $25 an hour, so $83.30 for this job.
- Break-even: $175. Add 20% profit: about $210.
So $175 is your floor for this house, and $210 pays you properly. Most customers pay around $265, so there's room above that. Your minimum charge should never be less than a small job's break-even. Put in your own numbers with our hourly rate calculator.
What pushes the price up or down
- Hot water: often 20% to 40% more.
- The job itself: heavy mold or dirt, hard-to-reach spots, and three-story walls.
- Size: big jobs get a lower price per square foot.
- Short seasons, like in the north, push prices up.
- Travel, water you have to bring, and local rules on catching the wastewater.
Add-ons worth offering
- Sealing a driveway: about $400 to $800 per 400 square feet.
- Deck wash, stain and seal: $0.50 to $1.50 a square foot.
- Stairs: about $65 each. Gutters: $55 to $160. Roof: $250 to $600.
In Canada
- Prices are a little higher than in the US, and the season is shorter: plan your year's income on fewer working months.
- Driveways run about CA$100 to $260, decks CA$120 to $240, and work by the hour CA$100 to $200.
