How much to charge for window cleaning (2026)

In the US, window cleaning usually costs the customer $8 to $16 a window, inside and out, and a typical house job $184 to $387. In Canada, a detached house runs about CA$150 to $300 outside only, or CA$250 to $500 inside and out. Here's how to price so every house pays.

How window cleaning businesses price it

  • By the window: about $5 to $15 a window, or more for inside and out.
  • By the pane: about $4 to $12 a pane, for windows with many small panes.
  • House packages: a set price by house size.
  • By the hour: about $40 to $75.
  • A minimum charge: commonly $100 to $250.
  • A discount for regulars: often 10% to 20% for customers on a schedule.

Work out your own price

Here's a two-story house with 24 windows, cleaned inside and out by one person: about 10 minutes a window, 30 minutes setting up, and 20 minutes' drive. That's 4 hours 50 minutes.

  • Labor: building cleaners earn a median of $17.71 an hour in the US. Payroll taxes and benefits add about 30%, so call it $23.00. 4 hours 50 minutes is $111.20.
  • Running costs: van, ladders, water-fed pole, supplies and insurance. Say $15,000 a year over 1,200 billable hours: $12.50 an hour, so $60.40 for this house.
  • Break-even: $171.60. Add 20% profit: about $206, or $8.60 a window.

That's the low end of what customers pay, so there's room to charge $10 to $12 a window. Upper floors and hard water add time, so price them in. Put in your own numbers with our hourly rate calculator.

What pushes the price up or down

  • The windows: type, size and how many panes.
  • Height: upper stories and ladder work. Above the second floor, $10 to $40 a window.
  • Dirt: hard water stains or construction dust.
  • Job size: big jobs get a lower price per window.

Add-ons worth offering

  • Screens: $2 to $5 each. Tracks and sills: $1 to $3 each.
  • Paint or sticker removal: $5 to $15 a window. Patio doors: $10 to $25.
  • Hard water removal: about CA$50 to $150. Some charge a first-time fee of about CA$20 to $75.

In Canada

  • Window cleaners earn a median of CA$19.23 an hour (Alberta $20, BC $20, Ontario $19.25).
  • Add CPP, EI, vacation pay and workers' compensation to the wage before you do the sum.
  • Outside only is about CA$5 to $12 a window, plus CA$3 to $8 for inside. Second stories add about CA$3 to $8 a window.

Put it on a quote

Count the windows on the quote, so the next visit is easy to price. Then offer three options:

  • Good: outside only.
  • Better: inside and out.
  • Best: inside and out, with screens and tracks, every 6 months at a lower price.
